From the 1st of January 2024 our Residential Conveyancing rates are as follows:

Re-mortgage and Transfer of Equity                       £825.00 + VAT
Transfer of Equity with Mortgage                             £990.00 + VAT

Sale and Purchase

Up to £500,000                         £1,100 + VAT
Up to £750,000                         £1,375 + VAT
Up to £1m                                 £1,650 + VAT
Up to £2m                                 £2,200 + VAT
Up to 5m                                   £3,300 + VAT
Over £5m                                  tbc

An additional £385.00 plus VAT will be charged for leasehold properties, freehold managed properties, transfers of part, shared ownership and equity release schemes.

If more than one of the matters referred to above apply it will be an additional £550.00 plus VAT.

An additional £550.00 plus VAT will be charged for new build properties. 

If the property is being purchased under the Government “Help to Buy” Scheme (not a Help to Buy ISA) then a further £385.00 plus VAT will be charged. 

All of the above are subject to expenses full details of which can be supplied in respect of the individual quotation.

Leasehold Properties – Building Safety Act

Following the Grenfell disaster, the Government has introduced new legislation by way of the Building Safety Act 2022 and the Fire Safety (England) Regulations 2022 which has in turn created new complexities with leasehold properties and mortgage lender’s requirements.  The Regulations and Guidance in this respect are evolving with amendments anticipated later this year.  Whilst clarification is awaited as to the requirements of the new legislation and mortgage lenders, we regret that we are currently unable to act on sales or purchases of leasehold properties where the building in which they are situated is either 5 storeys or more or 11 metres or over in height.

Usual Expenses for Sales: 

Official Copy of Register Entries and copy documents from the Land Registry generally and Land Charges Bankruptcy Search (where necessary) approximately £20.00 + VAT 

Usual Expenses for Re-mortgages: 

Official Copy of Register Entries and copy documents from the Land Registry generally and Land Charges Bankruptcy Search/Land Registry Pre-completion Search approximately £20.00 + VAT

*PLEASE NOTE: Purchase and re-mortgage searches comprise a pack of four searches (Local, Environmental, Water Authority and Chancel Check)  however, the fee of £300.00 + VAT  is a guideline as this can vary depending on the charge imposed by the individual Local and Water Authorities. 

All transactions where there is a requirement for monies to be transferred by telegraphic transfer for same day payment will be subject to an additional charge of £35.00 + VAT.

Transfers of Equity may also be subject to Stamp Duty Land Tax. 

Our charges are generally a fixed fee but we reserve the right to vary the fee should anything unusual/untoward come to light during the course of the transaction. 

All work is handled from start to finish by experienced specialist Solicitors/Licensed Conveyancers and supervised by other specialist Solicitors/Licensed Conveyancers. 

Timescales are subject to factors beyond our control i.e. chains (where the matter will only proceed as quickly as the slowest person in any chain), the return time for searches, parties obtaining confirmation of their financial arrangements.  However, subject to the matters set out a standard sale or purchase will generally complete in 6-10 weeks and a re-mortgage within 4-6 weeks.
